‘The Master’s House’ at Drumeel, Ballinalee, Co. Longford.

Offered at bids over €149,950

Property History:
This home was built as a Dower House to the Elliott family home nearby, since demolished. It was built around the turn of the 20th century on the hearth of a previous dwelling. The house is associated with local history. It is known locally as “The Master’s House” as two consecutive local school masters lived here for a period of almost 40 years. Sean Connolly, local and national hero, visited and stayed in the house before his death, being a cousin of the owner, Master Connolly, who married into the Elliot family.

Accommodation:
4 bedrooms; 2 double and 2 single.
2 Reception rooms, one with 33,000 BTU stove (2012) in the original hearth.
Study/Guest Room
Boston (solid) Oak kitchen with solid-fuel Stanley (boiler) range.
2 family bathrooms, the downstairs bathroom is wheelchair accessible with wet room shower (An en-suite could be built from Master bedroom).
A utility room, in need of renovation.
Spacious hall and landing.
Back hall/ boot room
A small office/ garden room with separate access.

Garden:
Wooden garden shed and summer house.
The private, mature woody gardens were developed over time to include two front gardens, a beech and scot’s pine woods, a vintage apple/pear orchard, a paddock, vegetable garden and the “gairdín”. There is seasonal interest throughout the year, due to selective perennial planting. The layout of the garden lends itself to outdoor family living; this is a children’s paradise, with room-like spaces for the family to sit and read or eat, with sheltered seating areas dotted around the garden.

Services:
Water: The house has independent water provision and sewerage systems (registered with Local Authority). An artesian well (2005) provides water via a new pump (2011). This water is ion-exchange filtered for removal of chemical ions (2005) before being UV treated for removal of microbial agents (2005) for drinking water safety. A septic tank is situated to the rear of the house (pre-2000), it is in good condition and has no issues. All supporting plumbing and electrics are new, to coincide with installations.

Heating: The house is dual-function heated by
I. The Stanley range (2002) in the kitchen, or the large solid-fuel stove in the rear sitting room (2012). Both of these systems also heat the water. Gravity flow water tank & Radiator over flow tank in attic of master bedroom
An open fire in the front sitting room provides additional local heat.
or
II. The GRANT oil central heating boiler (>95% efficient, 2012). Controls in mirrored cupboard in back hall.
All supporting plumbing is new, coinciding with installations. Both chimneys have been recently rebuilt/ refurbished (2012 - 2016), coinciding with the upgrading of the heating system.
Technology: 3 TV installations, all with cost-free satellite TV. Broadband/ Wi-Fi installation.
School Bus: The National School bus collects at the gate, and the house fulfils the required distance for free national school transport.
